Understanding Your Options

The Right Support Starts With the Right Conversation

Supported Independent Living (SIL) is funding for support workers who help or supervise daily activities at home. Specialist Disability Accommodation (SDA) is funding for certain specialist dwellings, not the support workers inside them.

Some NDIS participants have both SIL and SDA funding. Others receive SIL in ordinary or shared housing. LYFIT can discuss the type of assistance you need, what is in your plan and suitable pathways before any support or accommodation arrangement is confirmed.

SIL, SDA and Tenancy: What Is the Difference?

These arrangements are related, but they do different things. Understanding each one helps you compare options and ask the right questions.

Support Workers

Supported Independent Living

Assistance or supervision for daily activities in the home, based on your funded support needs.

  • Personal care and daily routines
  • Meal preparation and household skills
  • Shared or individual staffing as funded
  • Not rent, groceries or utilities
SIL is the support, not the home itself.
Specialist Housing

Specialist Disability Accommodation

Eligible specialist housing with design features for participants with extreme functional impairment or very high support needs.

  • SDA eligibility and plan funding required
  • The dwelling must be appropriately enrolled
  • Housing funding is distinct from SIL
  • Rent and bills remain separate
SDA is the specialist dwelling, not personal care.
Living Arrangements

Tenancy or Occupancy

The agreement that explains a person's right to live in the property and the responsibilities of the resident and housing provider.

  • Rent or reasonable rent contribution
  • Household bills and responsibilities
  • Rights, terms and notice requirements
  • Separate from SIL service agreements
A housing agreement is not a SIL funding agreement.

Important: Registration to deliver SDA supports does not confirm that a specific dwelling is enrolled or available. LYFIT will need to confirm any housing option, support suitability and funding with you before progressing.

Daily Living Support

What Can SIL Support Include?

Depending on a participant's NDIS plan and assessed support needs, SIL may involve assistance or supervision across the day and overnight, with the aim of building skills and supporting as much independence as possible.

  • Showering, dressing, meals and personal care
  • Cooking, cleaning and household routines
  • Daily planning, communication and skill development
  • Supervision and assistance with personal safety
  • Overnight support where approved and appropriate

SIL does not generally fund accommodation costs, groceries, household bills or the building itself.

Staffing & Support

Support Models Based on Individual Needs

Shared and individual arrangements may be considered according to funding, daily routines, household compatibility, safety and support-worker availability.

1:1

Individual Support

One worker supports one participant during the agreed hours or activities. This may be relevant where the participant needs individual assistance or supervision.

1:2

Shared Support

One worker may support two participants at suitable times, provided the arrangement meets both people's needs and approved funding.

1:3

Shared Household Support

A worker may support three participants during suitable shared periods. Not all tasks, people or households are appropriate for this model.

Overnight Support Arrangements

Overnight care is considered according to assessed needs and the funded support model; it is not automatically included in every accommodation arrangement.

Sleepover Support

A support worker stays overnight and can respond when assistance is required, with permitted rest periods where appropriate.

Active Overnight Support

A support worker remains awake during agreed overnight hours when the participant needs active supervision or regular assistance.

Staffing arrangements are examples, not offers of guaranteed capacity. LYFIT confirms the actual roster, worker skills, funding and safety requirements before services commence.

Specialist Housing

Exploring SDA Housing Options

Specialist Disability Accommodation is designed for participants who meet specific NDIS eligibility criteria and require specialist housing features. The NDIS determines SDA eligibility and funding; any dwelling must also meet applicable SDA requirements.

SDA funding is separate from daily support. A person may live in an SDA dwelling and receive SIL supports, but those arrangements must be assessed and agreed independently.

LYFIT can discuss home and living enquiries and explain available next steps. We do not guarantee that an enrolled SDA vacancy is available in every location.

Shared Living

Finding a Suitable Living Arrangement

Availability alone is not enough. A supportive arrangement should consider the participant's choices, communication needs, wellbeing and practical compatibility with others.

01

Understand the Person

Discuss routines, goals, communication preferences and support requirements with the participant and authorised supporters.

02

Review the Home

Consider property accessibility, shared spaces, staffing, household needs and current residents' privacy.

03

Explore Compatibility

Where appropriate, arrange a visit and discuss whether the household and lifestyle suit the participant.

04

Agree on Next Steps

If suitable, review the funding, service agreement, occupancy arrangements and transition requirements.

Choice comes first. A listed vacancy does not automatically confirm that a household is suitable or that a placement can proceed.

Common Questions

SIL & SDA Accommodation FAQs

Is SIL the same as accommodation funding?

No. SIL generally funds support workers who help or supervise daily activities at home. It does not pay for rent, groceries or the property itself.

Who can receive SDA funding?

The NDIS assesses whether a participant has extreme functional impairment or very high support needs and meets the funding criteria. SDA also requires a dwelling that satisfies the applicable enrolment requirements.

Can someone receive both SIL and SDA?

Yes. Some participants may have SIL funding for daily support and SDA funding for specialist housing. The two are assessed and funded separately.

Does LYFIT offer 24/7 support?

Some SIL arrangements can include day and overnight support. The actual roster depends on individual NDIS funding, assessed needs, staffing and current service capacity. Enquiry does not guarantee an overnight or 24/7 arrangement.

Can I visit a SIL home before making a decision?

Where a suitable property is available, LYFIT can discuss whether a visit is appropriate, subject to the existing residents' privacy, the participant's preferences and operational arrangements.

Will I pay rent or bills in an SDA home?

Participants are usually responsible for a reasonable rent contribution and day-to-day living expenses. Any specific tenancy or occupancy obligations should be explained in the relevant agreement.

Do you have SIL or SDA vacancies in my area?

Vacancies can change. Ask our team to confirm the current property status, eligibility, household suitability and service capacity for the location you want.

How do I start a referral safely?

Use the general enquiry form or call LYFIT with your contact details and broad support requirements. Do not include medical reports, diagnoses, dates of birth or NDIS numbers in a public enquiry form.
